For Gatton and Ipswich campuses, building maintenance and grounds maintenance are combined into the one section that also includes the Open Learning Centre at Toowoomba and the Veterinary Centre at Goondiwindi. The Section comes under the responsibility of the Maintenance Officer Gatton/Ipswich.

Services are delivered by a combination of internal trade staff and external contractors. Maintenance activities can be categorised into the following main areas:

     »   preventative maintenance programmes;
»   corrective maintenance, repairs and fault response;
»  deferred maintenance programming and project delivery;
»  statutory compliance maintenance and inspections; and
»  building condition assessments.



The Gatton Maintenance Workshop is divided into three trade disciplines:


Building Trades (Carpentry, Painting & Plumbing)

They are responsible for the following:

     »   carpentry repairs (eg. woodwork, doors, cupboards, shelving, windows, plasterboard, broken glass etc.);
»   maintenance of venetian blinds and curtains;
»  supply and fitting of noticeboards, whiteboards, pinboards;
»  replacement of floor coverings (eg. carpet, vinyl , floor tiles etc.);
»  painting, staining, line marking etc.;
»   maintenance of building hydraulic systems (water services, waste systems, sewerage systems, hot water systems, drinking fountains etc.);
»   maintenance of roof and gutter systems, stormwater systems;
»   maintenance of external drainage systems;
»   maintenance of gas systems and appliances; and
»   installation, maintenance and testing of backflow prevention devices.



Electrical Trades

They are responsible for maintenance on the following electrical services:

     »   maintenance of the HV distribution system
»   maintenance of building lighting and power systems;
»  maintenance and operation of standby generators;
»  maintenance of external lighting systems (eg. street lights, oval lights);
»  provision of temporary electrical supply and lighting for campus events;
»   maintenance of heaters, fans, ovens, machinery connections, autoclaves etc.;
»   maintenance of air conditioning ; and
»   minor installation and maintenance of communications and data.



Mechanical Trades

They are responsible for maintenance on the following:

     »   general maintenance repairs requiring welding, fitting , boiler making, machining etc.
»   general steel prefabrication (eg. fences, gates, brackets, stands etc);
»  maintenance and operation of the sewerage treatment plant and water supply systems;
»  repairs to farm equipment, harvesters, bale elevators, augers, crowbars
»  rotary hoes, slashers etc; and
»  blacksmithing (repairs and repointing to shears, ploughs, chisels etc.).



Grounds

Responsibilities include:

     »   grass maintenance (eg. mowing, edging, fertilising & irrigating);
»   installing and maintaining irrigation systems for grounds and playing fields;
»  maintaining gardens, landscaped areas and plant nursery (eg. planting, pruning, weeding, fertilising mulching, brush cutting, cleaning up and edging);
»  tree maintenance, transplanting and removal;
»  organising plant decorations (eg. for graduation ceremonies, open days etc.);
» weed and external pest control (eg. pesticide and herbicide spraying);
» clean up of litter and debris;
» footpath maintenance;
» road sweeping, path and pavement cleaning, traffic control signage and road and kerb-marking;
» maintaining airstrip and playing fields;
» maintaining horse dressage arena;
» maintaining grounds at College houses;
» maintaining fountains;
» minor landscaping works; and
» cleaning of surface drains.
