The St Lucia Maintenance Section provides building maintenance services to the St Lucia Campus, other University properties in the Brisbane area, and to specialised buildings, such as the Queensland Bioscience Precinct (QBP), Queensland Brain Institute (QBI) and Australian Institute for Bioengineering and Nanotechnology (AIBN) which form part of our Maint Institutes Section. Services are delivered by a combination of internal trade staff and external contractors. Maintenance activities can be categorised into the following main areas:

deferred maintenance programming and project delivery; |
|

statutory compliance maintenance and inspections; and |

building condition assessments. |
The St Lucia Maintenance Workshop comes under the control of the Maintenance Officer St Lucia (MOS) and is divided into five trade disciplines:
Carpentry/Painting Trades
The Carpentry and Painting Trades Section are responsible for the following:

carpentry repairs (eg. woodwork, doors, cupboards, shelving, windows, plasterboard, broken glass etc.); |

» |
maintenance of venetian blinds and curtains; |
|
» |
supply and fitting of noticeboards, whiteboards, pinboards; |
|
» |
replacement of floor coverings (eg. carpet, vinyl , floor tiles etc.); and |
|
» |
painting, staining etc. |
Electrical Trades
The Electrical Section are responsible for maintenance on the following electrical services:

high voltage distribution system; |

building lighting and power systems; |
|
» |
standby generators; |
|
» |
external lighting systems (eg. street lights, oval lights); |
|
» |
lift maintenance contractors, hoist and boom gate maintenance; |
|
» |
provision of temporary electrical supply and lighting for campus events; and |
|
» |
heaters, fans, ovens, machinery connections, autoclaves etc |
Plumbing Trades
The Plumbing Section are responsible for maintenance of the following building elements:

building hydraulic systems (water services, waste systems, sewerage systems, hot water systems, drinking fountains etc.); |

roof and gutter systems, stormwater systems; |
|
» |
external drainage systems; |
|
» |
gas systems and appliances; |
|
» |
installation, maintenance and testing of backflow prevention devices; and |
|
» |
sheet metal work (eg. fabrication of ducting systems for fume cupboards). |
Refrigeration and Airconditioning Trades
The Refrigeration & Airconditioning Section are responsible for maintenance of the following building elements;

fridges and freezers; |
|

other mechanical equipment (eg. environmental growth rooms, constant temperature rooms, and chlorinators); |
|

operation of Johnson Control System (eg. electronic control of mech. plant, alarms, air condition, lecture theatre doors/lights); |
Fitters Trades
The Fitters Section are responsible for maintenance of the following building elements:

manufacture and prefabrication work (eg. grates, gates, tanks, brackets etc.); and |
|
» |
other mechanical equipment (eg. fume cupboards, pressure vessels, autoclaves, steam generators, boilers, central vacuum systems, glasshouse cooling systems, pumps, water fountains, and valves filters); |
|
» |
repair of office furniture. |
Maintenance Institutes Section 
The Maintenance Institutes Section Section covers the following elements for Australian Institute for Bioengineering and Nanotechnology (AIBN), Queensland Brain Institute (QBI) and the Queensland Bioscience Precinct (QBP). The Section comes under the control of the Maintenance Institutes Manager (MMI). The range of maintenance services covered in this building include:
